Requirements for Membership

To become a member of APIP you must meet the following criteria:

1. Achieve a pass grade on the examination.
2. Provide proof that you or your employer hold current Public Liability Insurance and Professional Indemnity Insurance*.
3. Delegates will need to provide evidence of six month practical experience along with their application form.
4. If requested, individuals agree to provide a copy of an inventory they have processed.
5. Be prepared to undertake Continuing Professional Development to ensure you remain up-to-date.

*PROFESSIONAL INDEMNITY INSURANCE - WHY DO APIP ASK FOR THIS?

The provision of inventories is a professional service and so any failure or alleged failure to carry out the work to the client’s satisfaction could result in a financial loss claim against the inventory provider. Cover for financial loss claims is available under PI policies as is the case for all other professionals.

Whilst most claims against inventory professionals are likely to involve relatively small sums their is potential for a more serious claim, arising out of the inventory provider having access to the property, often unaccompanied and therefore having responsibility for the security of the property, setting alarms etc.

Other smaller claims could arise from negligence in the preparation of the inventory, missing major items, failing to notice major damage that then cannot be recovered from tenants, failure to carry out commissions in a timely manner etc.

The risk of a claim is relatively low and this is reflected in the low level of premiums for inventory providers compared to other professionals.

The Association of Professional Inventory Providers (APIP) aims to provide a service for either in-house or independent inventory providers by offering a recognised standard of inventory provision, provision of advice, guidance and opportunities for professional development.

How do I become accredited?

There are two stages to becoming an accredited member:

For novice inventory providers there is a full day course, 'Introduction to Professional Inventory Preparation' which deals in detail with the requirements of a professional inventory including how to work around a property, how much detail is needed, how to describe fixtures and fittings, and their condition.  In addition the course will look at the importance of disclaimers, photographs and the requirements of the check in and check out processes.  The course includes an overview of the basis of fair wear and tear, along with betterment.  The day is pro-active and will include some practical exercises.

The second stage is open to those who have worked within the industry as an inventory provider for a minimum of six months (whether or not they have attended the above course) and wish to proceed directly to taking the accreditation test.  The accreditation process 'Professional Inventory Providers Accreditation course' is over one day and will consist of more advanced issues as well as a refresher overviewfollowed by accreditation test

The papers will then be submitted to independent parties to be checked and the results forwarded to the candidates.

Once you have passed the test and had your application for membership accepted you are then able to use the initials MAPIP after your name.

For the very experienced provider it is possible to take the examination without ateending a course. However anyone wishing to take this route should be aware of the contents of "Guide to Best Practice for Inventory Providers". This is available using the order form on the website.
